Default Does "insurance" go up if you add a person to the lease when renting an apt?

I have been living w/ my boyfriend and his best friend for over 2 years, but technically, I wasn't actually living here b/c I wasn't on the lease. But now I would like to be put on the lease and when brought up to the landlord, he says if I stay in the apt for more than 3 night a week, legally he has to add me to the 'insurance'. He said the insurance would be $200 more that we have to cover...can this be true?! Our rent is already $1600 for 1000 sq ft, stained carpet, a floor bored by the sliding door that's rotting that he refuses to do anything about and says it's our fault (unless we leave the door open every single time it rains for a year, that's impossible...the door leaks) and the kitchen is, I am not joking, 9x6. And now he wants $1800??! We live in fold county and I still think that's insane. He said he would raise the rent, but it's the 'insurance' he has to add me too. Really? $2400 a year for 1 person in a 2 bedroom apt? And my boyfriend and I are sharing a room...someone please shed some light on this situation.

They are using improper terminology or simply making things up. No tenant is ever added to any insurance. The property insurance is only in the owner's name. It is up to a tenant to get renters insurance.

All tenants must be screened and on the lease. Landlords have every right to charge more rent for extra people. They did not have to give you any extra bogus reason, you being there is all the reason they need. You either pay the higher rent or find another place. Would you rather they simply evict all of you? Because an unauthorized tenant is legal grounds for eviction.

He does have to fix that door. The following is legal in most states: You need to send him a certified letter stating the needed repair. I know you have talked to him about but but a letter is needed for legal proof that he knows about it. He then has 30 days to get it fixed. If he still refuses then you can have a licensed contractor fix it and take that amount off the next months rent. Be sure to give him a copy of the paid invoice.

The size of the unit, the size of the kitchen and the condition of the carpet are all completely immaterial and legally have nothing to do with this.

Sorry...but why would you want to live there if the place is in such a state of disrepair?

You either agree to the landlords terms....or you move out.

I've lived in rentals since 1984 and have never heard of such a thing. Sounds like he's just trying to raise the rent since another person (you) will live in the apartment. You and your BF would have renters ins (if you chose to) but that has nothing to do with the landlord. Sounds like he's just trying to push the rent higher,
